Lewisham council approves Landsec’s ambitious plans to transform shopping centre

Lewisham council has approved Landsec’s plans for an ambitious redevelopment of the shopping centre which will include around 1,700 new homes and a large park built on the roof of the new centre.

The approved plan will transform the 17-acre site into a residential neighbourhood with a mix of affordable housing, student accommodation, and co-living residences, alongside a new shopping centre with bars, cafes and restaurants as well as shops, a music venue, and street food market.

Landsec said the plans have been carefully phased to retain key parts of the shopping centre, minimising disruption for local people while ensuring community benefits can be delivered as quickly as possibkle.

The project will be completed across six phases and will take as long as a decade to complete.

The planning application for the development received 784 responses from the public, of which 105 were objections and 637 were expressions of support.

Landsec plans to build a 500-capacity culture, music and arts venue that will “reignite” the area’s night-time economy, alongside the new public park which will include more than 300 trees.

Cllr James-J Walsh, cabinet member for regeneration and planning said the plans were “a major step forward for Lewisham town centre and one that has been a long time coming.

“For decades, local people have called for the shopping centre to be upgraded and for the town centre to fulfil its potential.

“I am pleased that Landsec is now bringing forward this long-awaited redevelopment in line with the shared ambitions we have for the borough.”

Jon Watson, development director at Landsec, said it was “committed to ensuring the existing centre continues to thrive and these plans ensure it can stay open throughout the future transformation.

“Our new investment will adapt it for the future, delivering much-needed homes, supporting local businesses, attracting new brands and creating greener, more welcoming spaces for everyone to enjoy.”

Landsec holds second round of talks on shopping centre plans after amending original application

Phase 1 of the development – the Northern Square

Landsec, the UK’s biggest property developer, is consulting Lewisham council for a second time on its plans for the redevelopment of the shopping centre.

After three years of public consultation and several months negotiating with Lewisham planners, Landsec says it has made minor changes to its original plans.

These include increasing the amount of floorspace set aside for shops and community facilities; “tweaking the internal layout” of one residential block to make it easier for people to move around; adding a new balcony design to another residential block.

Landsec is hoping to get approval for its application before the end of the year.

The planned redevelopment will create a new park the size of a football pitch, a new shopping centre with bars, cafes and restaurants as well as shops, a music venue, street food market and a 1,000 new homes.

Landsec submits planning application for redevelopment of Lewisham shopping centre

Land Securities, the largest commercial property development and investment company in the UK, has submitted a planning application for the redevelopment of Lewisham Shopping Centre to Lewisham Council which will include more than a 1,000 new homes and a large park built on the roof of the new centre.

The application for the 17-acre site ncludes the outline masterplan, designed by SEW, along with detailed planning for the northern square and the first two residential buildings, phase 1 of the development. This has been designed is by Mæ Architects, and Studio MULTI and Archio. 

The application says the redevelopment will deliver “a £160m boost to the local economy and create thousands of jobs”.

The master plan, which will take around 10 uears to complete, involves a family park with 300 trees and children’s playground built on the roof of completely revamped shopping centre;  more than a thousand new homes including key worker and student residences; and a new live music and cultural venue.

Landsec say the final plan is “the product of years of engagement with the local community who have helped us to craft and shape the proposals.”

The whole redevelopment will be managed in three stages (see Grand plan for shopping centre). First the Northern Square and its associated housing – its the arrival point to the new centre when crossing Rennell Street from the north. 

The square with shops and places to eat will include lots of trees and planting. It will be open 24 hours a day and allow people to cross from the High Street towards the station or towards Cornmill Gardens.
